When the business is the property
Special assets are properties whose value is tied to the business operating inside them: gas stations and convenience stores, auto service centers and collision shops, car washes, truck stops, restaurants and bars, self-storage, marinas, funeral homes and day cares.
Because the building and the business are linked, a standard real estate lender often does not know how to value them. Specialty lenders do.
