Why owners refinance
A refinance replaces the loan you have with a new one. Owners do it to lower their rate, to swap a loan that is coming due for a longer-term one, to change from adjustable to fixed payments, or to pull out cash from the equity the property has built.
Cash-out refinancing is often how investors fund their next purchase or a renovation without selling the property that is already working for them.
