    Construction and development loans fund ground-up building, major renovations and value-add projects where you are changing what a property is worth. On qualifying programs, financing can cover up to 100% of the construction costs.

    How the money is released

    Construction money is not handed over in one lump sum. It is released in stages, called draws, as each phase of the work is completed and checked: foundation, framing, mechanicals, finishes. Payments during construction are usually interest-only, on the amount drawn so far.

    That structure protects both you and the lender, and it means the draw schedule should match your real build timeline. We help you set it up so your contractors are paid on time.

    Planning the exit

    Lenders want to know how the construction loan will be paid off: a sale of the finished property or a long-term refinance once it is leased. Where a project needs to start before full construction financing is in place, bridge-to-construction options can fund the early phases.
